Renting a house is a bigger commitment than renting an apartment. You will usually be responsible for more of the day-to-day upkeep, you will live with the property through every season, and a poor fit is expensive to undo. A little care before you sign makes a real difference. This guide covers what to check in the house, what to ask, and what to put in writing.
Walk through the house with a plan
Do not rely on photos alone. Visit in daylight, bring a phone for pictures, and move slowly. In the Mississippi Delta, heat and humidity are the main stresses on a home, so look for their effects first.
- Ceilings and walls: look for stains, bubbling paint or soft spots that suggest a past or current leak.
- Windows and doors: open and close each one. Check that they latch, seal and lock properly.
- Floors: notice sagging, bounce or uneven areas, especially near bathrooms and the kitchen.
- Musty smells: a persistent damp odour can point to moisture problems that paint will not fix.
- Under sinks: look for water marks, rust or recent patching.
- Outside: check the roof line, gutters, drainage around the foundation, and whether the yard slopes toward the house.
Test the systems that matter most
Summers here are long, so cooling is not a luxury. Ask to see the air conditioning running and feel whether each room actually cools. Ask how old the system is and when it was last serviced.
- Run the air conditioning and heating, and check that the thermostat responds.
- Run every tap and flush every toilet. Note water pressure and how quickly water drains.
- Check that the water heater works and ask where the shut-off valves are.
- Flip light switches and try outlets with a small charger. Ask where the breaker panel is.
- Confirm smoke and carbon monoxide alarms are present and working.
- Look at the appliances that are included and ask whether you or the landlord is responsible for repairing them.
Look for signs of pests
Warm, damp climates are friendly to insects and rodents. Check cabinets, closets and the garage for droppings or damage, and look at wood near the foundation and around doors for anything that looks hollow or tunnelled. Ask whether the home has been treated for pests and who handles that during the lease. If something looks suspicious, point it out before you sign rather than after.
Ask about the practical things
The best landlords and managers are easy to ask. Treat their answers as part of your decision.
- How do I report a repair, and how quickly can I expect a response?
- Who maintains the yard, and who pays for it?
- Which utilities are in my name, and who are the providers?
- What is the monthly rent, when is it due, and how can I pay it?
- What is the security deposit and what are the conditions for getting it back?
- Are pets allowed, and are there any related fees or rules?
- What is the lease length, and what happens at the end of it?
Get it in writing
Verbal promises are easy to forget. If the landlord agrees to fix something, paint a room or replace an appliance before you move in, ask for it in the lease or in a signed note with a date. Read the whole lease, not only the first page. If any clause is unclear, ask what it means before you sign.
Think about daily life
Drive the route to work or school at the times you will actually travel. Note how close you are to groceries, medical care and family. Visit the street in the evening to get a sense of noise and lighting. A house that checks every box on paper can still be a poor fit if the commute or neighbourhood does not suit you.
Know your rights, and check current rules
Tenant and landlord rights, deposit handling and notice requirements are set by Mississippi law and can change. Before you sign, check the current requirements or speak with an attorney or a local tenant resource if you have questions about a specific term.
A short checklist to take with you
- Walk every room and the exterior, in daylight.
- Test cooling, heating, plumbing and electrical basics.
- Look for water damage, pests and mould smell.
- Ask how repairs are requested and handled.
- Read the full lease and get any promises in writing.
- Photograph the condition before you move in.
